For the past 20 years, Bruce Dale has served CPC's Bronx/Manhattan Regional office as Senior Vice President and Director of the Manhattan/Bronx Field Office. Mr. Dale is responsible for a staff of six with an annual workload of $175,000,000 of loans for low- and moderate-income housing.
He oversees the entire loan process from origination through underwriting, construction supervision and conversion to permanent financing. Mr. Dale has fostered many valuable partnerships with State, City and not-for profit organizations, which have contributed to the financing of scores of affordable housing loans. Formerly, Mr. Dale was a Mortgage Officer in the Manhattan/Bronx Office responsible for all of CPC's loan activity in northern Manhattan and development of new activity in Harlem. In total, Mr. Dale has worked at CPC for 25 years.
Prior to joining CPC, Mr. Dale worked at New York City's Department of Housing Preservation & Development (HPD) as Director of Operations for Rehabilitation Programs. In this role, he was responsible for three programs, 4,000 units of City-owned housing, a budget of approximately $22,000,000 and a staff of 35 people. Before that, Mr. Dale was HPD's Director of the Bureau of Rehabilitation Programs and prior to that, he was Director of HPD's Management in Partnership Program.
Previous to joining HPD, Mr. Dale held a number of positions as an architect and urban planner including eight months with the New York City Department of City Planning and five years in Rome, Italy during which he specialized in Historic Preservation. He has lectured, organized public forums and published articles on the urban environment in the United States and Europe.
Mr. Dale received his B.A. degree from Brooklyn College and his Masters of Philosophy, Urban Planning and Masters of Architecture from Columbia University.
Mr. Dale currently resides in the Village of Hastings-On Hudson, NY and serves on their Planning Board.
